Structural Integrity Reserve Study (SIRS)

Fla. Stat. §718.112(2)(g) — required at least every 10 years for qualifying condo and co-op buildings three or more habitable stories. HB 913 extended the first-cycle deadline to December 31, 2025.

Milestone structural inspection

Fla. Stat. §553.899 — due by December 31 of the year a qualifying building turns 30 (25 on a locally set coastal threshold within three miles of the coast), then every 10 years after.

Annual reserve-funding checkpoint

Fla. Stat. §718.112(2)(f)-(g) as amended by HB 913 — the mandatory reserve budget cycle for associations that must obtain a SIRS, starting with budgets adopted on or after December 31, 2024.

Plain-English answers

Do I need my full association list before I start the trial?

No. Start the trial with your email, then sign in and add associations one at a time — or all at once. Each one needs its address, story count, year built, and coastal flag so we can compute exact dates.

What if I have fewer than 10 associations?

Reserve Calendar is priced for firms at or above the 10-association minimum ($790/month floor). If you're smaller, email us and we'll let you know when a smaller-firm price point is available.

Who do you refer us to for the actual inspection or study?

A roster of licensed Florida structural engineers and reserve-study providers, vetted for license status and insurance. You choose who to engage; we never require a specific provider and take no fee from your association's funds.

Is this legal or engineering advice?

No. It's a deadline-and-document service. Compliance determinations and structural findings come only from your building's own licensed engineer.

What happens after the 14-day trial?

Your card is charged automatically at $79/association/month (10-association minimum) unless you cancel first. Cancel anytime from Settings — no long-term contract, no phone call required.

How do the reminders work?

Automatic email reminders at 90, 60, 30, and 7 days before each computed deadline, sent to your assigned manager, so nothing shows up cold at the annual meeting.
